Short-stay photos do a different job
A sales listing sells a house once. A short-stay listing sells a weekend, over and over, to guests comparing every place in the suburb on the same dates. They want to know where they sleep, whether the kitchen works, where to park, and whether it will look like the photos.
That changes the shoot, because Airbnb’s own help centre asks hosts to give every room or space at least one photo. It also says the first five photos are the most important, because they are displayed prominently on the listing. Full coverage, then ruthless ordering.
What we shoot differently for a short-stay:
- Every bedroom, made up. Beds made tight, pillows plumped, linen pressed.
- Amenities as detail shots. Coffee machine, washer and dryer, workspace, smart TV, the outdoor barbecue.
- Styled lifestyle moments. A set outdoor table, towels on the lounger. Nothing that won’t be there at check-in.
- The view, honestly framed. We show where the ocean or river is seen from, not a crop that oversells it.
- A twilight cover shot. Golden-hour light with the interior lights on stands out in search results.
- A floor plan for groups. Groups want to know who sleeps where.

Our default order — the first five do the selling.

- The view or outdoor area — balcony, alfresco, pool
- Every other bedroom, with the bed configuration clear
- Every bathroom, including the laundry

Host prep checklist
Set it up exactly as a guest finds it at check-in.
- Fresh linen on every bed, made tight, with matching pillows
- Towels folded and placed the way you present them to guests
- Benches cleared except for what guests actually get — coffee machine, kettle, a fruit bowl
- Personal items, mail, chargers and toiletries out of sight
- All lights working, including outdoor lights for twilight
- Blinds open, windows clean, outdoor cushions out
- Bins out of view, cars out of the driveway
- A list of the amenities and accessibility features you want shown

Floor plans, tours and aerials
A floor plan, measured on site from $159, tells a group who sleeps where. A 3D virtual tour at $189 lets guests walk the place on a phone before they book. Drone at $189 shows the distance to the beach or river, and a twilight add-on at $75 gives you the cover image.
Before you list: the WA short-stay register
From 1 January 2025, WA residential premises rented for periods of less than three months, hosted or unhosted, must be registered on the State Government’s Short-Term Rental Accommodation Register before they can be advertised or booked. The registration number must be displayed in a readily visible way on the advertisement. The WA Government lists the initial fee as $250 and renewal as $100.
